Raised foundations are the norm, which keeps under-floor duct routing practical even in the enlarged homes, and multi-ton central heat pumps or dual-zone systems are now the standard expectation on remodels. Original floor and wall furnaces survive mostly in the un-remodeled originals.

The mature Chinese Elms that make Candy Cane Lane magical also shed leaves, seeds and sap year-round. A condenser under the drip line clogs its coil, loses airflow and cooks its compressor early. We site equipment out of the heaviest litter zones where possible and put coil cleaning on a schedule for units that cannot move.

Architectural standards and screening

The neighborhood association reviews exterior changes, and its standards call for equipment to be ground-mounted, kept to rear or concealed side yards, and screened from streets and neighbors. We design placement to pass that review the first time. Confirm the current architectural standards with the association before installation.

Expanded homes, original equipment

Many Seaside Ranchos homes doubled in size across remodels while keeping a system sized for the 1950s footprint. If rooms over the garage or at the back of the addition never reach temperature, the fix is a load calculation and zoning, not a bigger single unit.

Rebates, credits & permits: the current facts

Large-lot remodels here often included heat pump incentives in the budget, so plan around the current program pause.

Federal 25C tax credit: ended

The federal Energy Efficient Home Improvement Credit (25C) was terminated by 2025 legislation and does not apply to equipment placed in service after December 31, 2025. Do not budget around it for a 2026 project.

TECH Clean California / HEEHRA: fully reserved

TECH Clean California stopped accepting new single-family heat pump incentive reservations on November 14, 2025, and HEEHRA rebates for Southern California single-family homes have been fully reserved since January 7, 2026 (waitlist only). A future funding phase has been discussed but has no announced launch date.

Since January 5, 2026 the City of Torrance accepts permit submittals only through its electronic Accela portal. HVAC changeouts, duct changes and mini-split installs all require permits, plus Title 24 (Climate Zone 6) documentation and third-party HERS verification. We pull and manage every permit.

My addition never cools properly. Do I need a bigger AC?

Probably not. Expanded homes with original single-zone systems have an airflow and zoning problem, not a tonnage problem. A load calculation usually points to zoning the existing system or adding a ductless head for the addition.

How often should coils be cleaned under heavy tree cover?

Twice a year in this neighborhood, ideally spring and fall. Elm litter builds fast enough here that the standard annual rinse is not enough to protect efficiency and compressor life.
