A slab leak is a water supply line leaking underneath the concrete foundation of your home. They're common in older South Bay slab-on-grade construction — Torrance, Lomita, and parts of San Pedro, especially — because the original copper supply lines were often laid in the slab itself. Over 50-70 years, copper corrodes, and one pinhole starts to weep.
Left unaddressed, slab leaks lead to water damage, mold, and structural issues. Caught early, they're fixable — sometimes without breaking through the slab. This article walks the diagnostic signs and what a repair actually involves.
The five most common signs
- A warm spot on the floor. Hot-water slab leak. You'll feel a section of tile or hardwood that's noticeably warmer than surrounding floor — usually in a hallway or a pathway where the supply line runs. Most reliable diagnostic sign; if you have this, you have a slab leak until proven otherwise.
- Unexplained water-bill jump. A 20-40% jump in the water bill with no corresponding change in usage is almost always a leak. Check the meter with everything off — if the meter's low-flow indicator (the small triangle or star) is spinning, water is moving somewhere.
- Water pooling or seeping at the base of an interior wall. Especially at corners or where flooring meets baseboard. This is usually a slab leak that's followed the pipe path to a wall penetration.
- Sound of running water when nothing is on. A steady, quiet hiss or trickle audible in a quiet house, often near a floor or wall corner.
- Musty smell in a specific area. Water under a slab feeds mold growth in wall cavities or under flooring. A localized musty odor, especially one you can't immediately trace, is worth investigating.
The meter check — do this first
A free 15-minute diagnostic that anyone can do:
- Turn off every fixture in the house — sinks, toilets, ice maker, irrigation, everything.
- Walk out to the meter (usually at the front of the property).
- Watch the low-flow indicator on the meter face for 5 minutes.
- If it moves — even slowly — water is flowing somewhere. If nothing else is on, you have a leak. It might be a running toilet, an irrigation valve, or a slab leak — but you have a leak.
- If the indicator is completely still after 5 minutes, no active leak. (Doesn't rule out a leak that only opens during pressure surges, but that's less common.)
What causes slab leaks in South Bay homes
- Copper pipe age and water chemistry. Coastal LA water is moderately aggressive; copper pinholes are the most common failure mode after 50+ years. Torrance's median home was built in 1964, which puts most of the housing stock in the risk zone.
- Poor original workmanship. A joint soldered incorrectly in 1965 could leak in 2026. Rare but does happen.
- Ground movement. Southern California has small ground movements from settling and seismic activity. Over decades this stresses copper joints, especially at the slab penetration points.
- Electrolysis at dissimilar metals. A copper pipe touching rebar or a galvanized fitting can develop a galvanic-corrosion pinhole. Original installers didn't always isolate these correctly.
Diagnosis — locating the leak
Once a slab leak is confirmed, locating it precisely requires specialized equipment:
- Electronic acoustic detection. A sensitive microphone amplifies the sound of pressurized water escaping through a pinhole. Effective in most homes.
- Thermal imaging. An infrared camera shows temperature differences on the floor. Warm-water leaks show up clearly; cold-water leaks are harder.
- Pressure isolation testing. Isolate sections of the supply system and pressure-test each to narrow the leak's location.
Legitimate leak detection takes 1-3 hours and produces a specific location — not a "somewhere in this room" estimate.
Repair options
Three general approaches, in order of decreasing invasiveness:
- Slab access repair. Cut through concrete, expose the leak, repair, patch. Traditional method, sure fix, but disruptive to flooring and requires slab repair.
- Reroute above slab. Abandon the leaking segment and route a new copper or PEX line above the slab, through the attic, and back down. Less disruption to floors, but requires wall access and adds a section of exposed or wall-hidden new plumbing.
- Whole-home repipe. If the slab leak is one of several, or the home is old enough that other slab-run copper is likely to fail soon, a whole-home repipe is often the right call. All new lines go above the slab; abandoned old lines stay in place.
The right choice depends on the leak's location, the home's overall plumbing condition, and the flooring cost of a slab access repair. Sometimes cutting a small tile floor for direct access is cheaper than the wall access and re-routing labor.
