A conventional tank water heater lasts 8-12 years in coastal Southern California under typical use. A tankless water heater lasts 15-20 years. Those are the honest averages — variability comes down to water chemistry, maintenance, and installation quality. Because water heater failure is usually a "wake up to a flooded garage" event, knowing where your unit sits on that curve matters.
Why tank water heaters have a fixed lifespan
A tank water heater is a steel cylinder holding 40-80 gallons of hot water. The inside is coated with glass enamel to prevent the steel from corroding. Because the enamel isn't perfect, a sacrificial magnesium or aluminum anode rod is installed in the tank to corrode preferentially — protecting the steel by sacrificing itself.
That anode rod is a wear item. In hard-water regions (which South Bay is, moderately) it lasts 5-8 years. Once depleted, the steel tank starts to corrode. Depending on water chemistry and tank age, corrosion can happen quickly or slowly, but the endpoint is the same: a hole in the tank and a leaking water heater. Once that happens, the tank is not repairable.
What extends tank life
- Anode rod replacement at year 5-6. A $40 part and 30 minutes of labor can add 3-5 years to a tank's life. Almost nobody does it, which is why most tanks fail at year 8-10 instead of 12-15.
- Annual flush. Sediment builds at the bottom of the tank over time. Flushing the tank removes it and prevents accelerated corrosion. Also improves efficiency.
- Correct thermostat setting. 120°F is the industry recommendation for efficiency and scald prevention. Running above 130°F stresses the components and accelerates anode consumption.
- Expansion tank on a closed system. If your home has a pressure-reducing valve at the meter, you need an expansion tank on the water heater. Without it, thermal expansion cycles the tank between low and high pressure, accelerating fatigue at the welds.
Why tankless lasts longer
A tankless (on-demand) water heater doesn't store hot water. It heats water only when a faucet is opened, using a copper or stainless-steel heat exchanger. Because there's no tank holding hot water, there's no tank to corrode from the inside.
Failure modes for tankless are different: mineral scale buildup on the heat exchanger (mitigated by annual descaling), electronic control board failure, and occasional gas-valve or ignition problems. All of these are typically repairable rather than catastrophic. A well-maintained tankless can run 20+ years — twice the life of the tank it replaced.
Warning signs a tank is failing
Before the flood, most tanks give warning signs:
- Rusty hot water. When only the hot side runs orange, the tank interior is corroding. This is a "start planning" signal, not a "call tomorrow" one.
- Popping or rumbling from the tank. Sediment buildup on the burner. The tank is less efficient and burner life is being consumed faster.
- Slow recovery — hot water runs out faster than it used to. Sediment insulating the burner from the water. Efficiency has dropped.
- Water pooling at the base of the tank. The tank is leaking. Not a small leak that gets worse over months — usually the failure timeline from puddle to burst is weeks. Replace immediately.
- Age past 10 years. Even without symptoms, a 12+ year old tank is on borrowed time. Planning for a proactive replacement is cheaper than emergency service plus water damage remediation.
The Southern California water chemistry factor
Metropolitan Water District supplies most of the South Bay. The water is moderately hard (60-120 ppm calcium carbonate) and slightly aggressive to metals. Compared to areas with soft water, tanks in the South Bay corrode somewhat faster and mineral buildup is somewhat higher. This is where the 8-12 year range comes from — softer water sees the top of that range, harder water sees the bottom.
A whole-home water softener isn't required but does extend water heater life meaningfully. So does an annual flush and a proactive anode rod change.
Replacement timing decision
Rule of thumb: if your tank is 10+ years old and showing any warning sign, replacement is the right call — the risk of catastrophic failure and water damage in the garage or utility room exceeds the value of the remaining service life.
If it's 10+ years old and running fine, plan for a proactive replacement within 2-3 years. Get the estimate, understand the options, and schedule when it makes sense. Emergency replacements pay a premium and give you no choice in equipment.
