If your Torrance, Lomita, or western San Pedro home was built before 1970, there's a real chance your original supply lines are galvanized steel. Zinc-coated iron was the standard for residential water supply from roughly 1930 through 1970, when copper (and later PEX) took over. Galvanized was affordable, easy to install, and durable enough for the timeline nobody was thinking about — 40-60 years. That timeline is now up, and the pipes in a lot of South Bay homes are past it.
Why galvanized pipes fail
Galvanized steel is iron pipe with a zinc coating that protects the iron from corrosion. The zinc doesn't last forever. Two things degrade it:
- Water chemistry. Chlorinated municipal water, dissolved minerals, and pH variations all attack the zinc coating slowly. Some Southern California water is particularly aggressive because of the mineral content and disinfection process.
- Age. Even in ideal water, the coating fatigues. After 50+ years, the zinc is depleted from the inside surface and the underlying iron starts to corrode. Rust flakes form inside the pipe wall.
The rust doesn't stay on the wall. It builds up, restricting flow, and periodically breaks loose into the water stream. That's why old-plumbing homes have discolored water when a faucet hasn't been used in a while, low pressure at the top-floor bathroom, and eventually pinhole leaks in walls.
How to tell if your home has galvanized
Field signs from what we see on service calls:
- Look at the exposed supply lines near the water heater and under the kitchen sink. Galvanized has a grayish, textured, non-shiny finish. Copper is orange/red inside if you can see a cut edge. PEX is a colored plastic (red, blue, or white).
- Watch the pressure recover after long non-use. Galvanized homes often lose pressure at the fixtures furthest from the meter, and pressure sometimes surges after several minutes of use as the flow "washes out" a temporarily-lodged deposit.
- Check for brown or orange discoloration in the first pull of water after a trip. Especially in cold-side water. Iron rust in solution.
- Water bill jumps for no apparent reason. Slow leaks in aged galvanized are unfortunately common. A meter check with everything off is a real diagnostic tool.
What replacement actually involves
A whole-home repipe replaces the galvanized supply lines with copper or PEX. Depending on the home's layout, the pipes are either routed through walls (drywall access required) or through the attic and crawlspace. A typical single-story pre-1970 South Bay home takes 3-7 days for the plumbing work itself, plus a few days for drywall repair.
The choice between copper and PEX depends on the home:
- Copper. Traditional, familiar, long track record. Somewhat more expensive. Vulnerable to aggressive water chemistry (pinhole leaks) but this is rare in the South Bay.
- PEX. Modern flexible plastic. Fewer fittings (which are the leak points), easier to route through existing spaces without extensive drywall damage, freeze-resistant (irrelevant here). Somewhat cheaper. Currently the more common choice for repipes.
Partial repipes and the "spot fix" trap
Some homeowners try to defer the full repipe by fixing individual leaks as they appear. This almost always ends the same way: another leak in another wall three months later, then another in six months. Once galvanized starts to fail, the failure spreads because all the pipes are the same age with the same chemistry exposure. Individual spot repairs are a temporary measure at best.
A partial repipe (main lines only, or hot side only) is sometimes appropriate if a full repipe would trigger cosmetic issues that don't warrant the disruption. This is a real conversation to have, not a default recommendation.
Related risks in pre-1970 homes
While we're on the topic, the same era brings a couple of other plumbing concerns worth knowing:
- Cast-iron drain and vent lines. The waste side of the plumbing has its own 50-70 year clock. Cast-iron corrodes and eventually cracks. Failures show up as slow drains, sewer smells, or a wet spot in the yard where the lateral has cracked. Camera inspection settles it.
- Lead in solder. Copper systems installed before 1986 were often assembled with lead-containing solder. Not usually a concern in occupied homes, but worth mentioning if you're doing a whole-home repipe on a home in the vintage range.
