"Tune-up" is one of the most abused words in the HVAC industry. The $59 tune-up special that shows up in your mailbox is usually a filter change, a visual inspection, and a sales pitch — 20 minutes on-site, no useful information about your system, and a suspiciously high estimate for the "urgent repair" they discovered. A real tune-up is a different animal. It takes an hour or more, it produces measurable numbers, and it either finds problems worth fixing or documents that your system is running to spec.
What a real tune-up actually covers
Here's the checklist our team runs on a residential central-AC or heat-pump tune-up. Every numbered item produces a number on the report — not a checkbox.
- Static pressure reading. Total external static pressure across the air handler. Manufacturer spec is typically 0.5 in.w.c. If your system is running at 0.8+, the ductwork is undersized or restrictive and you're losing capacity and efficiency. This is probably the single most useful diagnostic number for a residential system.
- Temperature split at the evaporator. Return air temperature minus supply air temperature. Cooling mode should show 15-22°F. Below that = airflow or refrigerant issue; above that = restricted airflow. Written on the report with the ambient conditions.
- Refrigerant subcooling and superheat. Two numbers that together confirm the refrigerant charge is correct. If either is out of spec, the system is over- or undercharged and needs adjustment. Almost never runs "just fine" year after year without drift.
- Amp draw at the compressor. Compared to the equipment nameplate rating. Big variance means the compressor is under stress or the electrical is off.
- Capacitor microfarad reading. Capacitors degrade with age. Reading tells you whether the capacitor is fresh (say, 45 uF on a 45-rated), aged (42-43), or failing (below 41 or above 47). A capacitor failure in a heat wave is a very common no-cool call. Reading catches it before it becomes an emergency.
- Contactor condition. Physical inspection of the contactor points. Pitted or arced contactors get flagged and replaced proactively.
- Outdoor coil cleaning. Physical cleaning of the outdoor coil with foaming cleaner and water rinse. Restores capacity and efficiency; especially critical for coastal units.
- Blower wheel inspection. Dust accumulation on blower blades kills airflow and efficiency. Cleaned when meaningfully dirty.
- Condensate drain and safety switch. Drain flushed with vacuum, float switch tested to confirm it disables the system if drain clogs. Preventable damage.
- Thermostat calibration and mode check. Setpoint accuracy verified, heat/cool/fan/aux settings confirmed correct.
- Filter change. New filter of the correct size and MERV, installed with the airflow arrow pointing correctly.
- Furnace / heat exchanger inspection (heating mode). On the pre-heating-season visit, visual heat exchanger inspection (via inspection port or camera) plus combustion analysis. CO reading verified below thresholds.
- Line-set insulation inspection. Insulation on the suction line degrades in sun and salt air. Missing insulation means the compressor works harder.
- Physical mount and vibration check. Outdoor unit sitting flat on its pad, internal components tight, no rattles or unusual vibration.
What comes off the visit
A real tune-up produces:
- A written report. Every measured value, compared to spec, with a plain "in spec / marginal / out of spec" flag.
- A list of any items that need attention. Prioritized by criticality. If something's out of spec and needs replacement, it's called out — with a written quote to address it.
- A "no findings" note when there are none. A healthy system that measured in spec everywhere gets that documented. This matters for warranty purposes.
- Documentation for the Daikin warranty portal. If your system is under warranty, the visit gets logged in the manufacturer's portal against the serial number, protecting your coverage.
How often the tune-up should happen
Twice a year is the industry standard — once before the cooling season (spring) and once before the heating season (fall). This isn't marketing:
- Spring visit catches cooling-side issues before June's first heat wave. AC failures happen mostly during heat waves; a spring tune-up prevents the emergency call in August when everyone else is calling and it takes a week to get service.
- Fall visit catches heating-side issues before the first cold snap. Ignitor, flame sensor, heat exchanger — all get inspected while the equipment isn't in demand.
In coastal LA where we don't have a real heating season, one visit a year (spring, before cooling) is a reasonable minimum for a straight AC system. A heat pump gets used year-round; twice a year is the honest recommendation.
Why the $59 tune-up isn't
Nobody can actually deliver a real tune-up for $59. The math doesn't work — a technician's time, a truck, insurance, and the parts cost of even a single capacitor consume the $59 in the first 20 minutes. So the $59 tune-up is either a loss-leader for an upsell (very common) or it's a genuinely worthless visit that changes a filter and calls it done.
A real tune-up costs real money — typically $150-250 for a single-visit, depending on system complexity. If your provider's tune-up feels too cheap, ask what specific measurements the tech will take. If they can't answer, don't book it.
