Tank water heaters — the honest case
A conventional tank water heater stores 40-80 gallons at temperature and delivers on-demand. The core advantages:
- Up-front cost. A same-fuel tank replacement costs meaningfully less than a tankless conversion — often 40-60% less installed.
- Simple, familiar equipment. Any plumber can diagnose and repair. Parts are universally stocked.
- No gas-line upgrade required. A tankless typically needs a larger gas line than the tank it replaces — often ¾-inch instead of ½-inch — because it fires at a much higher BTU rate. That's a real install cost that can push tankless conversion prices up significantly.
- No condensate drain required. Condensing tankless units produce liquid combustion condensate that needs a drain. Some install locations don't have one, which adds cost.
- Works with a power outage (gas models). A pilot-light or standing-pilot tank still delivers hot water when the grid is down. Most tankless units need power for ignition and controls.

- Consistent temperature. Modern tankless units have flow-modulating burners that keep output temperature stable regardless of inlet water temperature or flow rate.
Where tankless falls short: higher up-front cost (equipment + install), often requires a gas-line upgrade, needs annual descaling in hard water (SoCal water qualifies), needs a condensate drain and 120V power.
The wildcard — heat pump water heaters
A heat pump water heater is an electric unit that uses ambient air heat to warm water — same physics as a heat pump for HVAC. Extremely efficient (COP 3-4, meaning 300-400% "efficient"). Requires a location with enough air volume (garage or utility room 700+ cubic feet), 240V electrical, and a condensate drain.

- Family with multiple consecutive showers or a soaking tub: tankless or a larger tank with a booster. Volume matters here.
- Older home with ½-inch gas line and no easy path to ¾-inch: tank or heat pump water heater. Tankless install becomes a big project.
- Whole-house repipe already in scope: good time to convert to tankless or heat-pump because the plumbing is already open.
- Rental or short-term-hold property: tank, unless the tenant profile demands endless hot water.
Installation considerations that catch people off-guard
- Gas line size. Confirm before quoting. A gas line upgrade is meaningful work through walls and slab.
- Venting. Non-condensing tankless requires Category III stainless-steel venting to the exterior; condensing tankless can use PVC. Condensing usually preferred.
- Permit. LA County and Torrance require permits for water heater replacement. Include this in the estimate.
- Expansion tank. Required on closed-loop systems (any home with a pressure-reducing valve at the meter). Some old installs omit it — code says otherwise.
- Sediment trap on gas line. Required in California by code. Sometimes missing from old installs.
