A ductless mini-split does what a central system does — heats and cools rooms — but without the ducts that carry conditioned air around the house. One outdoor compressor unit connects by a small pair of refrigerant lines (about the diameter of a pencil) to one or more sleek indoor heads, each of which cools and heats the room it sits in. Because there are no ducts, there's no duct loss, no whole-house sizing compromises, and no attic work to install.

The system's basic anatomy

A ductless install has four parts:

  • Outdoor unit. Compressor, condenser coil, and controls in a single cabinet that sits on a pad or wall bracket outside. A single outdoor unit can serve one indoor head (single-zone) or up to about eight (multi-zone).
  • Indoor heads. Wall-mounted is most common, but ceiling cassette, ceiling cassette, and floor-mount options exist. Each head has its own thermostat, remote, and variable-speed fan — you set the temperature per room.
  • Refrigerant line-set. A pair of insulated copper lines and a low-voltage control cable run from the outdoor unit to each indoor head. Line-sets are pencil-diameter and route through walls, above ceilings, or through a decorative exterior chase.
  • Condensate drain. Each indoor head produces condensate when cooling. A small drain line runs to the outside or to an existing drain.

How each zone controls its own temperature

The magic behind ductless comfort is inverter-driven variable-capacity operation. Instead of an on-off compressor that either runs at full blast or is off, a mini-split modulates the compressor speed to match the room's actual load. On a mild afternoon it might run at 20% of capacity; on a September heat wave it runs at 100%. The room stays at the setpoint continuously instead of cycling between too-cool and too-warm.

Each indoor head has its own thermostat set independently. Your bedroom can be 68°F while the living room is 74°F. That per-zone control is where ductless really beats a central system in an existing home — you're not fighting a single thermostat trying to serve every room.

When ductless is the right answer

  • Homes without existing ducts. Most pre-1970 South Bay homes fall here. Retrofitting ducts is invasive and expensive; ductless skips it entirely.
  • Additions, ADUs, and converted garages. Adding a room means adding load the original system was never sized for. A dedicated ductless head for the new space is often simpler and cheaper than reworking the whole system.
  • Rooms with persistent comfort problems. The upstairs bedroom that's 8°F warmer than the rest of the house, the sunny office that's a sauna at 2pm — a spot ductless head solves what a central system can't.
  • Multi-generational or short-term-rental spaces. When one part of the house is occupied differently than another (guest suite, ADU, home office), per-zone control saves real energy.

Where ductless struggles

Honest tradeoffs:

  • Aesthetics. The indoor heads are visible. High-end designs are surprisingly unobtrusive (Daikin Emura is genuinely handsome), but they're still not invisible the way a supply grille is.
  • Per-zone cost. A single-zone install runs less than a central system for the same room count if the home already has ducts. A four- or five-zone install where a central system would work often costs more overall.
  • Whole-house consistency. A central system with a single thermostat inherently balances the house. A ductless system requires each occupant to manage their zone. Some households like it; some don't.
  • Filter access. Each indoor head has its own filter, and each one needs to be pulled and rinsed regularly. Not hard, but it's more filters than a single central return.

Sizing and installation

Manual J load calculation still applies — sized per room and summed across the outdoor unit. Multi-zone systems have a diversity factor (the assumption that not every room is at peak demand simultaneously) that lets the outdoor unit be smaller than the sum of the indoor heads. Getting that diversity right is the sizing decision that matters, and it's the piece catalog-shopping contractors get wrong.

Installation typically takes one to two days for a single-zone, two to three for a multi-zone. The most disruptive part is drilling the wall penetration for the line-set — 3-inch hole per head, usually behind or below the indoor unit so it's hidden.

Efficiency and rebates

Ductless heat pumps qualify for the same federal 25C tax credit and California TECH Clean programs as ducted heat pumps. Efficiency ratings (SEER2, HSPF2) are typically higher for ductless than for equivalent central systems because there are no duct losses. See the Rebates hub for what's active.
