The 12-Year Parts Limited Warranty
On qualifying residential Daikin systems, the manufacturer's parts warranty runs 12 years from the date of installation — provided the system is registered within 60 days. Compare that to a typical manufacturer's default of 5 years registered / 10 years extended, and Daikin's baseline is materially longer.
What it covers: every mechanical or electrical part of the covered unit, when the failure is caused by defect in materials or workmanship. That includes the compressor, coil, control board, motors, reversing valve, expansion valve, and every internal component. It does not cover installation labor — the part itself is provided at no cost, but the technician's time to diagnose and swap it is generally billable unless separately covered under a labor protection plan.
The Unit Replacement Warranty
This is the provision that separates Daikin from most competitors. If the compressor fails during the 12-year parts warranty period, Daikin replaces the entire outdoor unit — not just the compressor. This isn't a guarantee against physics — if you asked for a system undersized for the room's load, we can't reverse thermodynamics. But it does cover installation-side issues: ductwork balance, thermostat placement, noise complaints, comfort variability. Coverage varies by dealer; ours is written into the estimate you sign.
What isn't covered
Being honest about the fine print:
- Labor. Parts warranty covers the part, not the labor to install it. Some dealers include labor coverage; ours has options depending on which system you buy and whether you enroll in a maintenance plan.
- Refrigerant. Refrigerant needed after a covered repair is generally billable.
- Damage from lack of maintenance. A blocked outdoor coil, an unlubricated motor, a filter that hasn't been changed in three years — a failure caused by neglect isn't warranty-covered. This is why documented maintenance matters.
- Damage from misuse or unauthorized modification. Rewiring the thermostat to an incompatible unit, running the AC on an incorrect refrigerant charge, or operating below the equipment's rated conditions all void coverage.
- Consumables. Filters, condensate pumps as wear items, refrigerant top-offs unrelated to a covered repair.
- Second and subsequent homeowners. Coverage transfers if the new owner registers within 90 days, but at reduced terms — the standard replacement warranty typically drops to the industry-standard 5 years.
How to keep the warranty valid
- Register the system within 60 days. Your Comfort Pro should do this for you as part of the install, but confirm it — we send you the registration email.
- Keep annual professional maintenance documented. A visit each year, recorded in Daikin's portal against the serial number.
- Use the correct filter type and change it on schedule. A blower burnout caused by a caked filter isn't covered.
- Don't modify the equipment or refrigerant charge. If a well-meaning contractor changes the thermostat wiring or "tops off" the refrigerant, coverage on the affected components can be voided.
How it compares to other manufacturer warranties
Rest of the industry is typically 5-10 years parts registered, no unit replacement, no installer promise. Some premium brands offer 10 years parts and 10 years compressor — still less than Daikin's 12 years and no unit replacement.
